Builtrix Launches AI Copilot "IRIS" to Detect Energy Inefficiencies and Automate Carbon Footprint Reporting in Real Estate Assets

Lisbon, September 1, 2026 — Builtrix, the Portuguese proptech intelligence platform for real estate asset portfolios in Portugal and Spain, has just launched IRIS: an AI Copilot designed to reduce the volume of technical analysis work and automatically deliver recommendations with a direct impact on the operational savings and regulatory compliance of real estate assets.

The new AI tool identifies inefficiencies in consumption and contracted energy, produces environmental reports, and is available 24 hours a day, 7 days a week to analyze data, generate reports and answer questions. In practice, the real estate asset manager no longer loses hours cross-referencing spreadsheets or manually comparing dashboards across buildings, and instead receives the problem already identified, the cause already explained and the savings already calculated.

The IRIS Co-Pilot operates on three distinct levels:

1. As a "Strategic Supervisor": IRIS analyzes and cross-references the operational data of each real estate asset and proactively communicates what happened, why it happened and what to do next. In the event of an anomaly, it cross-references the data with historical performance and local weather patterns to generate a complete analysis of what happened, when, where and why, including the value of the damage avoided.

Examples of alerts generated: "I just detected an energy consumption spike at the Porto building. The cause was a manual change to the HVAC system. I have already notified the facility manager, and the expected savings from the fix are €150 this week."

Or: "At 2am on Tuesday, energy consumption at Building C tripled. I identified anomalous consumption in the electric chiller, typical of an imminent failure, and notified the team 48 hours before a manual inspection would have caught it, avoiding an estimated loss of €250."

2. As an Automated Carbon Emissions Auditor: Rather than simply presenting a KPI, IRIS drafts the actual justification section of the carbon emissions report. For example: "Your carbon emissions (Scope 1-2) rose 5% over the past year, a result that tracks a 20% increase in guest-nights (room-nights) recorded at your Hotels in the Algarve — but carbon intensity per guest-night improved by 8%. Here is the preliminary justification for your carbon emissions report."

3. As a Virtual Assistant, available 24 hours a day, 7 days a week: Beyond automatic alerts, IRIS functions as an always-on virtual energy and sustainability analyst. Asset managers can ask questions about portfolio performance directly, in plain language — IRIS analyzes the underlying data, builds the tables and reports needed to support the answer, and suggests the next recommended action, all based on the portfolio's own data.

IRIS was also designed to maintain technical integrity, meaning that each answer is anchored in Builtrix's proprietary utility data and the latest EU and Portuguese regulations. Every strategic insight includes a direct citation of its source — a specific utility meter or a regulatory article, such as Decree-Law No. 27/2023.

Phased Rollout

Builtrix is rolling out IRIS in phases, starting with what it calls the real estate sector's "painkiller": detecting operational inefficiencies in the use of energy, water and gas and automatically generating savings recommendations. A typical alert: "We found that your contracted power capacity is sized more than 30% above the peak demand recorded over the last 24 months. Adjusting the contracted power level generates savings of more than €10,000 per year."

In the next phase, IRIS will automatically produce environmental roadmaps and narratives — the "Competitive Sustainability Brief" — translating complex regulatory requirements into simple language suited to banks and large corporate partners as well as SMEs without a dedicated sustainability team.
